Your first hour as a renter

First minutes
Stay clear of water near outlets, lamps and ceiling lights. Close the valve at the fixture or appliance if there is one: under the sink, behind the toilet, behind the washer.
Within 5 minutes
Call the emergency maintenance number. If water is coming from another unit, also knock on that door.
Within 15 minutes
Move your electronics, documents, medications and valuables to a dry room. Lift furniture you own off the wet floor.
Within 30 minutes
Take photos and video of the water, the source and your damaged belongings before you clean anything.
Within the hour
Send the landlord a short written message with photos. Note the name of anyone you spoke with.

What is yours to handle and what is not

In most Colorado rentals, plumbing, appliances supplied by the owner, floors, walls and ceilings belong to the owner, and repairs are theirs to arrange. Your belongings, and any damage you cause by misuse, are yours. That is why your first-hour actions focus on safety, notice and moving your things rather than opening walls or hiring contractors yourself.

If you have renters insurance, it typically covers your belongings and your liability if your actions damage someone else's property, such as a unit below. It does not usually cover the building. A quick call to your insurer after the water is stopped helps you understand what is covered.

Questions to ask the landlord or manager

  1. When will someone repair the source, and will they measure moisture in the floor and walls?
  2. Do I need to move out of any rooms while it dries, and for how long?
  3. Will drying equipment run in my unit, and will it affect my electric bill?
  4. If the unit is not livable, what are the options for rent or temporary housing?
  5. Can I have a copy of the repair and drying notes for my records?

Common questions

Can I call a plumber myself and deduct it from rent?

Colorado law has specific rules about when a tenant may make repairs and deduct the cost. Check the current rules and your lease, and talk to the landlord first except in a true emergency.
