Where tank leaks start

Water around a water heater does not always mean the tank is failing. The cold inlet and hot outlet connections on top can drip, and that water runs down the jacket to the floor. The temperature and pressure relief valve on the side can release water if pressure or temperature is too high, or simply dribble if the valve is worn. The drain valve near the bottom can leak at its threads or washer.

If the water is coming from under the tank, from the bottom of the jacket, or you see rust streaks at the base, the inner tank itself has likely corroded through. That kind of leak does not get better, and a tank that is close to failing can let go suddenly. In apartments and condos around Englewood, heaters are often in closets right next to bedrooms or above other units, which makes a pan with a drain and a leak alarm especially worthwhile.

Shutting it down

  1. Turn off the energy

For a gas heater, turn the gas control knob to off or pilot. For an electric heater, switch off its breaker. Do this before draining, so the heating elements or burner are not running on an empty tank.

  2. Close the cold supply valve

The valve is on the cold pipe going into the top of the tank. If it will not close or keeps leaking, close the main shutoff.

  3. Relieve the pressure

Open a hot faucet somewhere in the home. This stops the tank from pushing water out of a leak.

  4. Contain the water

Put towels and a pan around the base. If the tank itself is leaking, a plumber can drain it through the drain valve with a hose to a floor drain or outside. The water may be scalding.

  5. Call a plumber

Water heater replacement involves gas or electrical connections, venting and code requirements; it is usually a job for a licensed plumber with a permit.

Useful facts

Typical life
Many tank heaters last somewhere around eight to twelve years; the serial number often encodes the manufacture date.
Relief valve
The pipe from the relief valve should run down toward the floor or a drain. Never cap or plug it.
Pans and alarms
A drain pan piped to a drain and a leak alarm limit damage from a slow leak.
Hidden damage
Water around a closet heater often spreads under walls and flooring into the next room.

Common questions

Can I keep using the heater with a small drip on top?

A loose fitting on top can often be tightened or replaced. A leak from the tank body cannot be repaired and the heater should be replaced.
