Why write it down
Under Colorado law, landlords must keep rentals in livable condition and respond to serious problems such as major water leaks once they receive notice. Written notice, by email or text with photos, makes the timeline clear for everyone. It also helps at move-out, when a stain or warped floor might otherwise be blamed on you.
Keep each message short and factual: what you saw, when, what you did, and what you need. Avoid guessing at the cause or blaming anyone. Save copies, including the photos you attached.

Before you send it, check
- Did you include the exact address, unit number, date and time?
- Did you say what you have already done, such as closing a valve?
- Are your photos attached and do they show the time?
- Did you ask for a specific next step and a response?
- Have you saved a copy outside the email or text thread?
Common questions
What if the landlord does not respond?
Follow up in writing, keep records of every attempt, and note any continuing damage. Tenant resources in Colorado can explain your options under state habitability law.
Does my renters policy cover the building?
Generally no. It covers your belongings and your liability. The building, floors and walls are usually the owner's insurance.
