Why track it yourself

A professional drying company should keep its own moisture log, and you can ask to see it every day. Keeping your own simple record helps you follow along, ask good questions and notice when something seems off: a room that is not getting drier, a smell that is getting stronger, or equipment that was turned off early.

You do not need a moisture meter. Record what you can see, smell and feel, and copy down the readings the technician gives you.

Useful things to note each day: whether the air feels damp or dry, any musty or sour smell, whether stains are growing or fading, how flooring and baseboards look, what equipment is running in the room, and anything that was removed. A short note and one photo per room per day is plenty. If several rooms are affected, walk them in the same order each time so the notes are easy to compare.

At the end, the tracker gives you a simple history you can hand to an insurer, a landlord or a future buyer: which rooms got wet, how long they took to dry, and when the work was finished.

When to ask questions

  • IfReadings in a room are not dropping after two or three daysThenAsk whether materials need to be opened or removed, or more equipment added.
  • IfA musty or sour smell gets strongerThenAsk whether anything hidden is still wet, such as insulation, a wall cavity or under cabinets.
  • IfEquipment is removed before readings reach the dry standardThenAsk to see the final readings and why drying was stopped.
  • IfNew stains appear or flooring starts to cup or liftThenPhotograph it and tell the drying company and your insurer the same day.

Common questions

What does dry standard mean on the log?

It is the reading of the same material in a part of the home that never got wet. Drying is usually done when the wet areas match it.
